村屋地下車位Village house, ground bay

戶外走線加設防水線槽,申請獨立電錶,7kW 單相。難處:電錶位於屋內,車位在屋外,需穿牆敷設 8 米外露走線。Outdoor conduit run, dedicated meter applied, 7kW single phase. The problem: meter indoors, bay outdoors, an 8m exposed run through the wall.

村屋地下車位

現場情況

西貢大埔仔一間村屋,地下車位在屋前,有簷篷部分遮蓋。電錶及配電箱在屋內近樓梯位置,車位在屋外,中間隔住一幅承重外牆。

業主每日通勤來回市區,月行約二千公里,屬於用電量偏高的一組。

最棘手的地方

要穿牆,而且要穿得啱位。

電錶在屋內,充電樁要裝在屋外,中間必須穿牆。聽起上嚟簡單,但實際要考慮:

  • 穿牆位置不能影響結構(承重牆不能亂鑽)
  • 穿牆位置要同時方便屋內配電箱同屋外車位,否則兩邊都要拉長走線
  • 穿牆孔要防水,否則雨水會沿電纜流入屋內
  • 屋內那一段走線要收得靚,因為就在樓梯旁邊,日日見到

另外因為業主用電量高,電錶方案也要重新計過。

我們點做

1. 選穿牆位置

現場量度之後,選了配電箱正後方偏低的位置穿牆。好處是屋內那段走線只有約 1 米,可以完全收在配電箱下方的線槽內,樓梯望過去幾乎看不到。

2. 穿牆防水處理

鑽孔後套入防水套管,套管外高內低(即屋外那端略高於屋內那端),令任何沿電纜流落的水都會向外流走,不會滲入屋內。兩端再以防水膠封邊。

3. 屋外 8 米走線

由穿牆位沿外牆走約 8 米到車位,使用防紫外線線槽,接駁位防水。走線路線刻意貼住牆角走,減少視覺上的存在感。

4. 申請獨立電錶

因為業主月行二千公里、每月充電約 350 度,屬於用量偏高那一組,我們計過:獨立電錶的前期成本可以在合理年期內由電價差額攤薄,長遠較划算,而且帳單透明、自己收。所以建議申請獨立電錶,並代辦中電的申請手續。

5. 保護裝置

新增專用回路,配 Type A 30mA 漏電開關;充電樁本身內置 6mA 直流漏電偵測。完工後提交電力測試紀錄,列明絕緣阻值、接地阻值及漏電開關跳脫時間。

結果

由申請獨立電錶到完工,約五星期,大部分時間在等中電。實際施工半日完成。

業主回報:獨立電錶帳單清楚,每月充電費用一目了然,不需要同任何人對數。

這個案例適合誰參考

如果你的電錶在屋內、車位在屋外,這是村屋非常常見的格局。三件事值得留意:

  • 穿牆位置揀得好,可以省下一半走線。 落單前叫師傅到現場睇過再定位,不要在電話裏面決定。
  • 穿牆孔一定要外高內低。 這是最容易被忽略、而後果最麻煩的細節(雨水入屋)。
  • 用電量高的話,認真計一計獨立電錶。 每月 300 度以上,長遠通常抵過共用。

The site

A village house in Tai Po Tsai, Sai Kung, with a ground-level bay at the front, partly under a canopy. The meter and distribution board are inside the house near the stairs; the bay is outside, with a structural external wall between them.

The owner commutes into town daily, around 2,000 km a month — firmly in the higher-consumption group.

The hard part

Getting through the wall, in the right place.

Meter inside, charger outside, so the wall has to be penetrated. Simple in principle, but in practice:

  • The penetration mustn't compromise the structure (you don't drill a load-bearing wall casually)
  • It has to suit both the board inside and the bay outside, or you lengthen the run on both sides
  • It has to be waterproof, or rain tracks along the cable and into the house
  • The indoor section has to look tidy, because it's right by the stairs and visible every day

And with the owner's high consumption, the metering choice needed rethinking too.

What we did

Chose the penetration point. After measuring on site, we went through the wall low down and directly behind the distribution board. That kept the indoor run to about 1m, fully concealed in trunking beneath the board — barely visible from the stairs.

Waterproofed the penetration. A sleeve through the drilled hole, set higher outside than inside, so any water running along the cable drains outward rather than seeping in. Both ends sealed with weatherproof compound.

The 8m outdoor run. From the penetration along the exterior wall to the bay in UV-resistant trunking with sealed joints, deliberately routed tight into the wall corner to keep it visually quiet.

Applied for a dedicated meter. At 2,000 km a month and around 350 kWh of charging, he's in the higher-usage group. We costed it: the dedicated meter's upfront expense amortises within a reasonable period through the tariff difference, and the billing is transparent and his own. So we recommended a dedicated meter and handled the CLP application.

Protective devices. A new dedicated circuit with a Type A 30mA RCD, with 6mA DC leakage detection built into the charger. On completion we issued the electrical test record listing insulation resistance, earth resistance and RCD trip times.

The outcome

About five weeks from meter application to completion, most of it waiting on CLP. The site work itself took half a day.

The owner reports the dedicated meter's billing is clear — he can see the monthly charging cost at a glance and doesn't have to reconcile figures with anyone.

Who this case is useful for

Meter inside, bay outside is an extremely common village house layout. Three things worth knowing:

  • A good penetration point can halve the cable run. Get someone on site to choose it before ordering; don't settle it over the phone.
  • The sleeve must sit higher outside than inside. It's the easiest detail to skip and the most annoying to live with when rain finds its way in.
  • If your consumption is high, cost out a dedicated meter properly. Above 300 kWh a month it usually beats a shared arrangement long-term.
